Canton MI Real Estate Report for February

The Bittinger Team REALTORS report on the condition of the Canton Michigan real estate market for the month of February.

Last month, we highlighted the importance of effectively marketing your Canton home and working with an experienced REALTOR. Home sales prices as well as the total number of home sales were down when compared to the last year. The average listing price has decreased as well. Because of the slow housing market lately, it’s more important than ever to work with a knowledgeable Canton REALTOR who knows the best way to reach potential buyers.

Here’s an overview of recent activity on the Canton real estate market, based on recent data from the real estate website Trulia:

•Currently there are 413 homes for sale on the Canton housing market, including 306 in some stage of the foreclosure process.

•Between October and December of 2011, the average price per square foot for a Canton home was $88, up 1.1 percent when compared to the same period in 2010.

•During that same time, the median sales price was $152,506, based on 180 home sales.

•When compared to the same period in 2010, the median home sales price has decreased by about 2 percent.

•And the number of home sales decreased by about 44.1 percent between 2010 and 2011.

•During the week ending on January 25, the average listing price for a Canton home for sale was $199,982, down 3 percent when compared to the week before.

•During that previous week, the average listing price was $206,185.

Here’s a look at how other communities stacked up in terms of average listing price:

  • Northville: $445,851 
  • Salem: $682,333 
  • Novi: $316,051 
  • Livonia: $122,129 
  • South Lyon: $269,755

•During the week ending on January 25, the median sales price for a 2-bedroom Canton home was $61,334,

•During that same week, the median sales price for a 3-bedroom home was $145,000.

•Here’s a look at how other communities stacked up in terms of median sales price:

  • Northville: $262,000 
  • Salem: $139,000 
  • Novi: $151,686 
  • Livonia: $115,000 
  • South Lyon: $199,900
