Local Realtors at The Bittinger Team highlight the top trends in what home buyers are looking for when shopping for a home.

Today, I’m going to share with you the top five home-buyer trends of 2013, which will help you better prepare as you navigate the market as a seller.

According to a recent Better Homes & Gardens Real Estate Survey, the Generation X and Generation Y home buyers who are navigating the market right now are looking for some very specific features.

These preferences have a lot to do with these buyers’ lifestyles, which are more technology-oriented and fast-paced.

Here are the top five features that home buyers are seeking in homes, according to the recent survey:

1.  Smart Homes. By this, we mean smart-technology, which can include everything from large-screen tvs to up-to-date A/V equipment. Some other popular features that buyers are seeking include surround sound and homes that can be remotely locked/unlocked.

2.  Spacious Walk-In Closets. This trend has actually been around for years but it continues to grow in popularity. Gone are the days of narrow closets. Today’s home buyers want walk-in closets that will fit all of their clothing and accessories.

3.  Home Offices. More and more businesses are allowing their employees to work from home because they’re seeing it may lead to happier employees who in turn are also more efficient. So to tap in to this culture, more home buyers are seeking homes that have the room and infrastructure for a home office. At the least this may just be a spare bedroom but at the most, this may be a room with built-in desks and shelving.

4.  Hardwood Floors. While carpeted floors used to be preferred because they were seen as more inviting not to mention more energy efficient (especially during the winter), hardwood floors continue to be the preference among today’s buyers. These floors are seen as less confining and more flexible.

5.  Urban Amenities. Today’s home buyers view spacious lots as more maintenance than convenience. Instead, they’re seeking low maintenance properties that are right near the heart of it all in town – or at least are close enough to everyday amenities.
